This property is for sale by owner; however, I would like to invite you to participate in our sale efforts as a buyers' agent. Buyers' agents will be fully protected for the industry standard three percent (3%) commission. Once you have shown the property, if your named client completes the transaction anytime within the next year, you will have earned your commission. Commission will be paid from the seller's proceeds at time of closing. We will need at least 48 hours notice before your first showing to form a brokerage agreement. Thereafter we can simply change the name on the agreement to apply to your other / future clients.
